Two very different jobs that share one discipline: grouping. An estate sold piece by piece takes three months and nets less than one sold in sensible lots over ten days. A storage lien sale sold badly exposes the facility to a claim. Both are about doing the grouping and the paperwork properly.

What the engagement covers
- Estate: room-by-room sort into grouped lots, photographed with the damage visible, not hidden
- Estate: honest non-attribution — we will not call an unmarked piece a named maker and we will not research signatures
- Storage: statutory notice trail documented, Illinois Self-Service Storage Facility Act compliant
- Storage: door photographs and a video walk-through, with nobody entering the unit before the sale
- Both: 72-hour or five-day removal enforced, with broom-sweep required on units

Where it stops
- Nothing is authenticated or appraised. We are auctioneers, not an appraisal service
- We will not split a grouped lot after listing, however nicely anybody asks
- Personal documents found in a storage unit must be surrendered to the facility. This is not negotiable and it is in the terms
This column exists because a seller who finds out about a limit at the loadout has been badly served. Everything we will not do is on the page before you sign anything.
